We offer our clients two different property sales options. They are our 'Assisted Package' and 'Full Service' methods. Please read on for more details and/or contact us for more information.  

'Assisted Package' is our unique assisted sales service, a kind of DIY method only with backup. An increasing number of people are looking at the financial saving to be made by advertising their own property for sale without using an estate agent but are unsure as to the process and legalities involved. This is especially true Energy Performance Certificates (EPCs) and now Property Information Questionaires (PIQs)! Choose this 'best of both worlds' option and we will do all the initial preparation and technical work for you, plus we will remain available to assist and guide you when and if it is needed. Please see 'Our Fees' above for the current price and more information on this package. 

'Full Service' is our standard Estate Agency service, only with the extra benefits of a low sales fee which is currently 0.5% + Vat. Our sales agreement does not have a long agency 'lock in period' and we do not charge a 'withdrawal fee' should your situation change or you simply change your mind about selling! All on a 'No Sale - No Fee' basis. 

Our aim, like that of all Estate Agents is to help you sell your property and earn our fee in the process. As our 'Assisted Package' is unique among agents we have devoted the rest of this page to giving you more information about this in particular. Our 'Full Service', follows that of any regular Estate Agent which is a fairly well known if not widely understood practice! Of course you can still contact us with any queries you may have via telephone and e-mail on either of our options.

'Assisted Package' in more detail.

To begin with our service is little different to that of our full service or that of any other estate agent, in as much as we will provide you with the following:
 
1.      A valuation and home consultation.
2.      We will take notes, measure and photograph your property.
3.      We will prepare your printed property details.
4.      Erect a ‘For Sale’ sign using our board and telephone number.
5.      Advertise your property on-line through our website.     
 
Once we have completed the above points, which is the bulk of all the work involved, our service then becomes one of assisting you and guiding you through the remainder of the selling process. This assistance and advice can be found either in our Guide Pack (which we supply to you, see Guide Pack below) or via e-mail. If you need more urgent or specific advice then we are also available via telephone on 0844 555 2181 or by using a mobile number for after hours.

In brief the remaining points in the selling process that you will carry out (with our assistance when required) are:
 
1.      Taking enquiries (some calls will come via RLS as our number will be on the board).
2.      Arranging and conducting your own viewings.*
3.      Receiving and/or negotiating any offers.

* We can also conduct viewings under this Option on your behalf if you need assistance due to special circumstances.

As you can see this option is really a hybrid of a standard estate agency service and 'Doing It Yourself'. However instead of struggling through an unfamiliar process on your own we will take care of all the initial work for you. It's worth repeating that we will continue to be available to you for any help and advice you may need along the way for as long as you require it.

Guide Pack

Your Guide Pack will consist of:
 
1.      Our handy 17 page ‘Guide To Selling Your Property’.
2.      Several printed copies of your property details to hand out.
3.      Several copies of our ‘Making an Offer’ form also to give to anyone viewing your property.
4.      A computer CD containing all the above in PDF format so you can easily print more forms if needed.
5.      Our contact card showing our details including the after hours mobile contact number.
